Start with the shape of the holiday

Before discussing villas, ask clients to describe a good day on the trip. Some want a relaxed base with one carefully planned outing; others want a different experience each morning. Understand whether the home is the destination, a gathering place or the starting point for an active itinerary.

Build the brief around the whole group

Record every guest’s priorities, the bedroom pairings and the amount of privacy different households expect. Ask about steps, children, shared dining, working hours and the need for quiet spaces. Those answers are more useful than a request for a beautiful pool and a certain number of bedrooms.

Connect the villa to the logistics

Review arrival arrangements, the practical distance to proposed activities and the services expected at the property. Ask the local team to confirm routes and timings for the actual itinerary. An attractive home needs to work with the trip, rather than asking the guests to organize every day around it.

Present a small, purposeful shortlist

Give each recommended villa a clear reason for being included. Explain the trade-off between privacy, access, setting and service without describing one choice as universally better. Finish with the details still needing confirmation, so the next client conversation has a specific purpose.
