About this villa

The fascinating Villa was created as a symbiosis of modern living amidst old trees and beautiful plants. It was built in 2023 on the site of a former tree nursery and is located directly on a protected area in a quiet dead-end road in the coveted Section K in the heart of Playa Guiones. In a few minutes, you can walk to the famous surf beach with breathtaking sunsets.

Space
The very tastefully and individually decorated house has 4 bedrooms with their own indoor/outdoor bathrooms and private terraces. Two bedrooms in the main house have trundle beds for smaller children. The adjoining house has one bedroom, a private bathroom, a balcony and its own kitchen. Both can accommodate a total of 12 people. 8 adults and 2 children in the main house since the house has 2 trundle beds and 2 in the apartment. All bedrooms have AC and the entire house has a modern monitored alarm system.

The fully equipped kitchen invites you to cook together and you live in an indoor/outdoor living area with a pool for swimming or relaxing and a toddler area for splashing around.

Environmentally correct, this home is one of the few to have a photovoltaic system for energy generation. In addition to a garage, there is also a carport on the property.

Neighborhood
Many visitors to Guiones opt to not rent a car. In fact, Villa Neomars location is ideal because it is a short walk to the beach, several bars and restaurants, multiple surf shops, bakery, gym, and market. Many families opt to rent ATVs or golf carts to cruise around town or venture to neighboring beaches. If a car is a must, there are multiple car rental options in Nosara - but by no means necessary given Neomars ideal location in Section K.

Transit
Guests can easily walk, bike, tuk-tuk or ride an ATV for great restaurants, and tourist activities. However, to completely enjoy all that the Nosara area have to offer we recommend renting some form of transportation. The property manager can arrange this for you, you only have to inquire with us through Airbnb and we will do our utmost best to take good care of you and any additional concierge services.

Construction
Nosara is a developing community so there is construction happening close to the house. We are currently offering a discounted rate already applied since Nosara is a rapidly growing community and we have seen a lot of construction projects go up lately. Unfortunately, the projects themself are out of our control. However, we just want you to be aware of this before you book so you can take this into consideration. Please reach out to us for more information!

Security
Nosara is absolutely a wonderful community and we can't wait to share all the good things that it has to offer. We care a great deal about our clients and for that reason, we also want to make you aware of one of the véry few downsides to Nosara: petty theft (they usually are out for your cash and your belongings as in any other tourism area). We would like to understand the dynamics of the group, so we can take care of you, put you in the right house and downsize the chance of you having any issues with this. Please feel free to inquire for more information. If not included, the property manager can arrange a dinner guard at an additional cost. The guest is responsible for securing and protecting their personal belongings and valuables left in and around the Property and for ensuring that all security features available are enabled every time they leave the Property.

Internet and Electricity
In the jungle, the utility infrastructure is unpredictable. There may be power, phone, and/or internet outages and interruptions in service. The Guest should not leave electronics plugged in during rainstorms. There isno guarantee that the Internet will always work. We have an excellent mobile phone signal with Kolbi and data rates are very reasonable. If internet access always is crucial, we encourage you to bring an unlocked phone and get a Kolbi SIM card.Please note that the Homeowner nor the Property Manager has no control over these situations and no refunds or discounts will be offered for outages or interruptions to these services. If there's any problem with the Property, please report it to the Property Manager.

Water
During the dry season months of December through April, the Property may have low water pressure due to temporary or scheduled water outages. We will do our best to notify Guests of any interruptions in water service or regularly scheduled water shut-offs.

Jungle creatures
We make every effort to present a well-cleaned home for your arrival. However, it is a jungle out there and nature can move in at any time. The Homeowners and Property Manager are not responsible for the fumigation or removal of insects that may enter the Property during the Guest's stay.Even though the house is regularly fumigated on a maintenance schedule, expect to see ants, beetles, spiders, and other assorted insects year-round. Bugs are especially active during the rainy season, May through November. Every effort is made to present a clean home at Check-In. To minimize the impact of bugs on your vacation, please keep food wrapped, store it in the refrigerator, clean kitchen counters and screen doors closed at all times (particularly at night).

Refunds
No refunds will be given for natural disasters, water outages, internet outages, security breaches, personal property losses, or nearby construction noise. This area is a rapidly growing community. There is no guarantee there will not be construction nearby.

Insurance
We encourage all Guests to purchase Traveler Insurance in case of unforeseen circumstances, accidents, or other issues that may prohibit Guests from travelling or fulfilling Rental terms.

House Rules
After your beach adventures, rinse off the sand using the outdoor shower located on the right side of the main entrance to preserve our septic system.
No smoking indoors; the designated smoking area is the parking lot.
Quiet hours begin at 10 PM; please be respectful of other residents.
When using the AC, please ensure bedroom doors are closed to prevent system issues.
We are located in the driest area in the country so we kindly ask for saving water

Cancellation Policy
If Guest wishes to cancel their Reservation with up to a 90-day notice all money will be returned minus a US$500 Cancellation fee. If Cancellation is received in less than90-days, no money will be returned. In the event the cancelled property is rebooked, reimbursement will be made to the Guest and the Guest will only be charged the US$500 Cancellation fee. There are no refunds given for any kind of early checkout. A US$500 Cancellation fee applies to ALL cancellations made after 48 hours from the time that the Reservation was confirmed. Guests are advised to purchase travel insurance to protect themselves against cancellations caused by events beyond their control. (*All bank wire fees/booking convenience fees previously paid are not refundable. In addition, any newly incurred wire fees during the refund process are at the Guest’s expense).

High-demand holiday periods Christmas and New Year and Easter and Thanksgiving weeks (dates variable) are only refundable if the house is re-booked for the same dates. The Cancellation Fee will be charged.

In the event of a Cancellation or Change of Date, the Guest shall provide the Property Manager with a written notice of said Cancellation or Change.

Requests for a Change of Date are subject to availability and applicable changes in the Rental rate. If the Guest wishes to extend their stay, please confirm the rate and availability with the Property Manager.
